Holiday rental check-in inventory: protect your deposit

Renting a place for your holidays (Airbnb, Vrbo, cottage, private owner…)? Photograph it when you arrive and when you leave: OSCAR turns it into a signed, dated PDF, anchored on the blockchain. Free, no account, your photos stay on your phone. And if you like, a free account keeps it for 6 months in your OSCAR vault.

Make my inventory

Holiday rental inventory with Oscar

Holiday rental, cottage, Airbnb: if there's a dispute over your deposit, you have dated proof on the Bitcoin blockchain. 100% free.

5 minutes, 4 steps

1

The address

The rented property and, if you like, the dates of your stay and the owner's name.

2

The photos

One per room, then the details, above all anything already damaged. One caption per photo.

3

Your signature

Drawn with your finger. The date and time are added automatically.

4

The dated proof

The PDF's fingerprint is anchored on the Bitcoin blockchain: it cannot be backdated or changed.

Do it twice: when you arrive, then when you leave after cleaning.

What is it for?

For holiday rentals, the inventory is often quick, or skipped altogether. When you leave, the owner may blame you for a stain or a broken item and keep all or part of your deposit. With this report, you show what the property looked like when you arrived, and how you left it.

Why the blockchain?

The document's digital fingerprint is written on the Bitcoin blockchain, the most recognised and most secure in the world: it proves that your report already existed on that date and has not been changed since. Anyone can check it for free, without going through OSCAR.

Your photos stay with you

Everything happens on your phone: unless you choose the vault, your photos are never sent to OSCAR and nothing is kept on our servers. You download a folder (PDF, blockchain proof, photos): keep it safe.

Or keep it in your OSCAR vault

Lost phone, deleted photos? At the end of the report, choose “Keep in my vault” and create a free OSCAR account. The PDF and its blockchain proof are kept there for 6 months, long enough to get your deposit back, up to 3 reports. Only you can access them, from any device. An e-mail warns you 15 days before automatic deletion, and the proof completes itself when the Bitcoin confirmation arrives. The account pages are in French for now.

Good to know

You make this report on your own: it is neither an inventory signed by both parties nor a bailiff's report. It is a piece of dated evidence that the owner, the booking platform or a judge assess freely. More details (in French) on the legal value of signatures.

Frequently asked questions

Is an inventory compulsory for a holiday rental?

In France, no: unlike unfurnished or furnished year-round lets, no law requires it for a holiday rental. It is still strongly recommended: if no inventory was made, French law (article 1731 of the Civil Code) presumes the tenant received the property in good condition, and it is up to the tenant to prove otherwise. Rules differ from country to country.

Is the service really free?

Yes, with no account, no subscription and no limit. Everything happens on your phone, and the timestamp uses the Bitcoin blockchain, the most recognised and most secure in the world. The OSCAR vault is free too.

Can I keep my inventory in OSCAR?

Yes. At the end of the report, choose “Keep in my vault” and create a free OSCAR account (an e-mail address and a password). The PDF and its blockchain proof are kept there for 6 months, up to 3 reports, accessible from any phone or computer. An e-mail warns you 15 days before automatic deletion. You can also import a report you have already downloaded.

Are my photos sent to OSCAR?

No, unless you choose the vault. The PDF is built on your phone. Only the document's digital fingerprint (a string of numbers and letters from which its content cannot be recovered) is sent to be timestamped on the Bitcoin blockchain. If you ask to keep the report in your OSCAR vault, the PDF (with your photos) and its proof are stored there, visible only to you, for 6 months. Otherwise, keep the downloaded folder carefully: OSCAR will not be able to send it to you again.

What does the blockchain add compared with a simple dated photo?

A photo's date is easy to change, and an image can be edited in seconds. Your report's fingerprint, anchored on the Bitcoin blockchain, proves that it already existed on that date and has not been changed since. Anyone can check it for free, without going through OSCAR, with a standard blockchain verification tool.

Does this report have legal value?

It is a piece of dated evidence, not a joint inventory signed by both parties nor a bailiff's report. The owner, the booking platform or a judge assess it freely. If the owner is there, suggest doing the inventory together.

Is the electronic signature valid outside France?

Electronic signatures are recognised in the European Union (eIDAS regulation), the United Kingdom, the United States (ESIGN Act and UETA) and Canada. Here, the signature simply shows that you made the report yourself: its strength comes from the date anchored on the Bitcoin blockchain. In every country, it remains a piece of evidence that the owner, the platform or a judge assess freely; rental rules, such as deposit deadlines, vary from one country to another.

What should I do if there is a dispute over the deposit?

Send the owner your arrival and departure PDFs. If you booked through a platform, attach them to your claim. If the disagreement continues, in France a conciliateur de justice (free court mediator) can be asked to help with the same file.
